Founder-led · Lead generation for commercial contractors OAKLINE / CONTRACTORS

We keep your pipeline full. You stay in the field.

Oakline builds and runs the outbound engine that books qualified project meetings with the owners and developers you want to work with. No more waiting on referrals or racing to the bottom on bid lists.

A 15-minute audit. We map the projects you want and the buyers behind them, and tell you whether outbound is a fit for your firm.

01 The problem Referrals · Bid lists

Referrals don't scale.

Most contractors live and die by who they know. When the referrals slow down, the backlog thins out, and there is no system to turn back on.

Public bid lists are a race to the lowest price. Hiring a salesperson is expensive and slow to pay off. Meanwhile the best projects go to the firms that stay in front of owners and developers before the job ever hits a bid list.

02 The engine Done for you · In your name

We run the whole system. You take the calls.

We do not hand you software and wish you luck. We find the buyers behind the work you want, reach them with cold email in your firm's name, and put qualified meetings on your calendar. You show up to conversations with the owners and developers behind real projects. We handle everything before them.

  • E.01

    Targeted buyer lists

We pinpoint the owners, developers, and project managers behind the work you want, enriched with verified contact data and project signals. No generic scraped lists.

  • E.02

Cold email outreach in your name

Personalized cold email that lands in your firm's name. Construction is relationship-first, so every message is written to the project and the person, not blasted.

  • E.03

Sending infrastructure we own, not yours

Outreach runs on dedicated sending domains we provision and warm up ourselves. Your firm's real domain and email reputation stay out of it, so nothing we do can put your day-to-day email at risk.

  • E.04

    Meetings booked for you

We handle the replies, the back-and-forth, and the scheduling. Qualified discovery calls land on your calendar, ready for you to close.

  • E.05

    Weekly reporting, no black box

Every week you see outreach sent, replies, positive replies, and meetings booked. Full visibility into the pipeline we are building for you.

The projects worth winning get decided long before they reach a bid list.

03 In the work Mechanism, not logos
I have never before seen this level of detail and history on an opportunity.
An industry broker, on an AI-built deal summary Oakline produced for a distribution engagement. Anonymized, shared with permission.

Early means access

I prove this with mechanism, not logos. No borrowed client names, no invented metrics. I am early with commercial contractors and I say so. You are among the first, which means you get the founder rather than a queue.

Accountable to what I control

I commit to the meetings I put on your calendar, never to projects I cannot control. If we miss the floor in the first 90 days, I keep working at no additional cost until we hit it.

04 How it works Audit · List · Run · Manage

From a free audit to booked meetings in your first 90 days.

It starts with a 15-minute audit. We map the projects and buyers you want, tell you whether outbound is a fit, and show you exactly what we would build. If it is a fit, we stand up the engine and start booking. No pitch, just a plan you can act on with or without us.

Audit

A 15-minute call. We map who you want to work with, the projects you want, and whether outbound is a fit for your firm.

Free, no commitment
02

Build your list

We identify and enrich the owners, developers, and decision-makers behind the projects you want, paired with project intelligence.

03

The engine runs

Personalized cold email in your firm's name. Replies come back to us, and we handle them.

04

We manage it

The engine runs every week against a booked-meeting floor. You get a weekly report and qualified calls on your calendar.

Managed monthly
05 The model Flat retainer · Meeting floor

Built around booked meetings.

We scope the engagement together and agree on a monthly booked-meeting target, the floor, the minimum we commit to. A one-time setup fee stands up the engine, then a flat monthly retainer runs it. No per-lead pricing, no surprises.

OAKLINE // THE BOOKED-MEETING FLOOR

We target three to five qualified meetings a month.

If we don't hit your floor in the first 90 days, we keep working at no additional cost until we do. We never promise projects we can't control, only the meetings we put on your calendar.

06 Straight answers Including when to say no

What contractors actually ask me.

If the honest answer is that outbound is not a fit for your firm, you will hear that on the audit call instead of after you have paid for it.

Who is this not for?

Firms already at capacity, and firms whose work is entirely residential. If you cannot staff another two projects this year, more pipeline just creates bids you have to decline, and that costs you goodwill with the exact owners you want to keep. I would rather tell you that on a free call than take the retainer.

Will cold email put my firm's domain at risk?

No, because we do not send from it. Outreach runs on separate sending domains that we buy, configure, and warm up ourselves. Your real domain and its reputation stay completely out of the sending path, so your estimates and project email keep landing the way they always have.

Does the outreach look like it came from me?

It goes out in your firm's name, written to the specific project and the specific person. Commercial construction is relationship-first, and owners can spot a blast instantly. Every message is researched, which is why volume is not the lever here.

What does it cost?

A one-time setup fee to stand up the engine, then a flat monthly retainer to run it. No per-lead pricing, no commission on the work you win. I scope the number against what a single project is worth to your firm, which is why I quote it on the call instead of publishing one figure for a $3M firm and a $60M firm.

What happens if you miss the meeting floor?

We agree the floor before we start, and it is the minimum I commit to, not a projection. If we do not hit it in the first 90 days, I keep working at no additional cost until we do. I never promise projects won, only the meetings I put on your calendar.

How long before I see a real meeting?

Plan on 60 to 90 days. Sending domains have to warm up properly before volume, and rushing that is how firms end up in spam folders. You will see outreach and reply data every week from the start, so you are never waiting in the dark.

Do you do residential remodel work?

No. Oakline's outbound is built for commercial work, meaning owners, developers, property managers, and the firms bidding tenant improvements and buildouts. Homeowner demand runs on completely different channels and I am not the right partner for it.

07 Beyond pipeline Automation · Second engine

Winning the work is step one. I automate what's behind it.

Once your pipeline is full, the same systems thinking takes the busywork out of your back office. I build custom AI automations around how your firm actually runs, estimating prep, project intake, follow-ups, reporting, so your crew stays in the field instead of buried in admin. Most firms start with pipeline and grow into this.
